A big share of my business comes from real estate agents, and I don't take that lightly. When you refer a client to a lender, your reputation goes with them. In a slower, more negotiated market, here's what I think you should expect from your lending partner.
The market has shifted
Nationally, the National Association of REALTORS® reported 4.9 months of supply in August 2026, the most in more than a decade, with homes averaging 31 days on market. In Central Iowa, existing homes in popular areas still move fast, but new construction and higher price points have more supply and more negotiation.
More negotiation means more moving parts in every deal: concessions, repair credits, buydowns, appraisal questions and longer timelines.
What a good lending partner does
Verified pre-approvals
A pre-approval should be based on reviewed income, assets and credit, not a quick conversation. When your buyer's letter has my name on it, you should be able to trust it.
Fast answers on structure
Before you write an offer with a seller concession or buydown, you should be able to call and get an answer in minutes: what fits the loan program's limits, and what it does to the buyer's payment and cash to close.
Proactive updates
You shouldn't have to chase your lender. I update agents at every milestone: disclosures out, appraisal ordered and received, submitted to underwriting, conditions, clear to close and Closing Disclosure sent.
Early warnings
If an appraisal looks tight, a condition could delay closing, or a buyer's situation changes, you should hear about it immediately, with a plan, not on the day before closing.
Protecting the client relationship
Your buyers should come away feeling educated and taken care of, so they come back to you for their next home and send their friends.
