More inventory than usual this year

Winter inspection checklist

  • Furnace: Ask its age and for service records. Have the inspector run it.
  • Air conditioner: It often can't be tested below about 60 degrees. Ask its age and for summer utility bills, and consider a home warranty.
  • Roof: Snow can hide problems. Ask about the roof's age and look at past listing photos.
  • Basement and grading: Look for water stains and efflorescence on walls. Grading and drainage are harder to judge when the ground is frozen.
  • Windows and insulation: Feel for drafts and look for condensation or frost on the inside of windows.
