"How much do I need to have saved?" is one of the first questions I get, and the honest answer is usually "less than you think, but more than just the down payment." Here's the full checklist.
Bucket 1: Down payment
The 20% rule is a myth for most buyers. Common minimums:
- VA: 0% for eligible veterans and service members
- USDA: 0% in eligible rural and small-town areas
- Conventional: as little as 3% for qualified buyers
- FHA: 3.5%
Putting more down lowers your payment and mortgage insurance, but it's not required to buy.
Bucket 2: Closing costs and prepaids
Lender fees, appraisal, title and recording fees, plus prepaid insurance, interest and your escrow deposit for taxes and insurance. Here's what Iowa closing costs include. The good news: seller concessions, lender credits and grants can cover much of this.
Bucket 3: Reserves
Some loans require a certain number of months of payments left in your accounts after closing. Even when it's not required, I strongly recommend an emergency fund of three to six months of essential expenses. Water heaters don't check your bank balance before they fail.
Bucket 4: Moving and move-in costs
- Movers or a truck rental
- Utility deposits and connection fees
- Basic tools, a lawn mower, a snow shovel
- Window coverings and small repairs
- Home inspection, usually paid before closing

- Gift funds from family are allowed on most loans. Talk to your lender before the money moves so it's documented the right way.
- Seller concessions are more achievable in today's market with more inventory.
- Builder incentives on new construction often include closing cost credits.
Don't drain everything
A common mistake is putting every dollar into the down payment and arriving at the new house with nothing left. A slightly smaller down payment with a solid cushion is usually the smarter, less stressful choice.
