What the data says

The National Association of REALTORS® reported in its most recent buyer profile that first-time buyers made up just 21% of home purchases, a record low, with a median age of 40. Its 2026 generational trends report repeated the 21% share.

Other data paints a younger picture. An American Enterprise Institute analysis of New York Fed credit data, which looks at actual mortgages rather than survey responses, put the median first-time buyer age at 33 in the first quarter of 2026. That's down a year from 2025.

Either way, many people are waiting longer than they'd like. In my experience, a lot of that wait is avoidable.

What's really holding people back

  • "I need 20% down." You probably don't. Many programs require 0% to 3.5%.
